An encumbrance Certificate is a legal documents which states whether a particular land or property is free of financial and legal obligations or not.The present owner and the number of times the land or property has changed since it initially came in to existence are both indicated on an encumbrance certificate. This certificate is itself a proof of record that you are dealing with a trustworthy seller and the property is not in any financial or legal trouble.

IGRS AP : Search Encumbrance Certificate Online:-


If you are looking for how to search an encumbrance certificate online, follow the below given simple steps:-
  • Visit the official website i.e http://registration.ap.gov.in/chatbot-0.0.1-SNAPSHOT/index.html
  • You will see the option of "Encumbrance Certificate" under the Services section.
  • Click on that option.
  • Login Page will open on your screen now.
  • Enter the credentials like User id and Login password.
  • Key in captcha code.
  • Once done,click on submit button.
  • On the next page, click on "Search for Encumbrance" option.
  • One can search en encumbrance certificate by using three options : 1) Registration Field Year 2) Document Number and 3) None.
  • Select the one and enter the details as asked.
  • Key in Captcha Code.
  • Once done with all above steps, click on submit button.

IGRS AP : Encumbrance Certificate Download :-


In order to download an encumbrance certificate, you have to follow the below given simple steps:-
  • Visit the official website of the Registration and Stamp department.
  • Under the Services Section, click on Certified Copy options.
  • On the next page, you will be asked to key in few details like District, SRO, Registration Document Number, Registration Year.
  • Enter Captcha Code.
  • You will now get the option to download the copy of an encumbrance certificate.

IGRS AP : Online Apply for IGRS AP Encumbrance Certificate:-


If you want to apply online for an encumbrance certificate via IGRS AP portal, follow the below simple steps:-
  • Visit the Registration and Stamp duty department official website.
  • Click on Encumbrance Certificate option under the Services section
  • Login Page will open on your screen now.
  • Click on "Register yourself" option.
  • A registration form will open on your screen now.
  • You will be asked to enter few details like User name, Login Password, Mobile Number, Aadhaar Number, User ID, E-mail ID and address details/
  • Once entered, click on submit button.
  • User will get the credential via SMS on his/her registered mobile number.
  • Go back to Login page.
  • Enter User id and login password.
  • Enter One time password sent on your registered mobile number.
  • Key in Captcha Code.
  • Click submit button.
  • A home page will appear on your screen now.
  • Click on "Online Services" option.
  • Choose the "Encumbrance Certificate" option.
  • You will be asked to enter details like Document number, Year of Registration. SRO name or Code.
  • As soon as you enter these asked information, property details appear on your screen.
  • Click on next option.
  • You will see two options now :1) Signed EC and 2) Unsigned EC
  • Select the 2nd One i.e Unsigned one.
  • Click the Print option to download an encumbrance certificate.

IGRS AP : Know Your SRO :-


If you want to know your SRO, follow the below given simple steps:-
  • Visit the IGRS AP - the Registration and Stamp duty department official website.
  • Click on "Know your SRO" under the "Ease of doing business" section.

  • Below web page will open on your screen now.

  • Select District, Mandal and Village from the drop down menu.
  • You will have full details including the SRO code on your screen now.

IGRS AP : Market Value Search Procedure:-

  • Visit the IGRS AP - Registration and Stamp Department official website.
  • Click on "Market Value Assistance" option under the "Ease of doing Business" section.
  • Select the Rate types : 1) Non Agricultural and 2) Agricultural Rates
  • Once the rate type selected, you will be asked to select the District, mandal and Village from the drop down menu.
  • Once done, click on submit button.
  • Market Value details will appear on your screen.
